The last tower of a major Gurugram residential complex was declared unsafe for habitation on Monday, completing a 34-month assessment process that found all nine towers structurally compromised. Flats in the complex had originally sold between ?75 lakh and ?1 crore when launched in 2012.
Structural assessments by the Central Building Research Institute (CBRI) revealed severe flaws in the final tower, including widespread cracks, corroded reinforcement bars, and substandard concrete, mirroring defects found in the other towers. The declaration means the entire complex will be evacuated and demolished, making it one of the first modern condominiums in the country to face such a fate.
The assessments began following a vertical collapse in one tower in February 2022, which resulted in two fatalities and led to resident protests over unresolved safety concerns such as sagging balconies. Authorities have offered a buyout option to residents based on the current market value of their flats and interior costs, in collaboration with local administration.
Previous structural assessments had declared towers E and F unsafe in March 2023, G in June 2023, H in July 2023, J in January 2024, C in August 2024, A in October 2024, and finally B in November 2024, all confirming the need for evacuation and demolition.
