With land availability becoming a major challenge for urban housing development, a new residential development initiative is planned across three locations in Chennai, covering a total of 416 flats with an estimated investment of Rs 410 crore. The proposed developments include 228 high-income group apartments, 76 rental housing units and 112 mixed-income residential flats. The projects aim to introduce modern gated community living with better utilisation of available land and improved residential infrastructure. The development plans will focus on optimising Floor Space Index (FSI), improving internal road networks, creating pedestrian-friendly spaces and integrating parking facilities, open spaces and community amenities. The proposed amenities include convenience shops, gyms, children's play areas, mini community halls, multipurpose halls, dedicated spaces for senior citizens and landscaped recreational areas. Architectural consultants are being invited to prepare alternative building designs, integrate essential community facilities and utility systems, and identify ways to reduce construction and long-term maintenance costs. One of the proposed developments will include 76 rental apartments under a government rental housing initiative, spread across approximately 1.23 acres. The estimated eligible project cost for this development is Rs 76.16 crore, with super built-up areas ranging from 175 to 225 square metres. The projects will also incorporate modern building management systems to monitor electricity, water supply, sewage treatment plants, lifts, fire safety, energy consumption and security facilities. Additional provisions will include rainwater harvesting, water conservation, wastewater recycling, natural lighting, proper ventilation, energy-efficient systems and solid waste management. Independent structural assessment has also been made mandatory to ensure building safety and construction quality. The proposed developments represent a shift towards planned urban housing, with greater emphasis on sustainable infrastructure, efficient land utilisation and improved residential facilities in Chennai.
