Chennai Metro Rail Limited (CMRL) is planning to construct a standalone seven-storey commercial complex near an existing Phase-1 metro station to expand shopping and office space. According to the tender document, the proposed building will come up on a 17,872-square-foot plot. It will include a basement, stilt floor, four-tier mechanical car parking system and seven floors of commercial space, with a total built-up area of 34,206 square feet. The project is part of the metro rail network’s broader property development strategy to generate additional revenue beyond passenger fares. Under the Phase-2 development plan, nearly 12 lakh square feet of commercial and other property development is proposed across multiple metro corridors. Construction is already underway at several locations, while additional sites are being planned. The expansion is expected to create new opportunities for retail businesses and office users. Metro authorities are also looking to improve commercial utilisation of station properties as passenger footfall increases with the expansion of the metro network. The proposed development highlights the growing role of metro-linked commercial infrastructure in Chennai’s urban real estate sector.
