A US-based private equity firm has acquired nearly 5 million sq ft of operational and leased warehousing assets in India for over ?1,725 crore. The assets, located in Chennai and Haryana, have an occupancy level of more than 95% and generate approximately ?125 crore in annual rental income.
The acquisition highlights growing investor interest in India’s logistics and supply chain infrastructure sector, particularly for Grade-A assets developed and managed by institutional owners. The seller had put three operational assets on sale, part of a larger portfolio of 5.5 million sq ft, while continuing development on an additional 5 million sq ft.
Robust demand for such warehousing assets is being driven by increasing e-commerce, industrial expansion, and government initiatives supporting domestic manufacturing and supply chains. The trend is further supported by the decentralisation of manufacturing from global hubs and production-linked incentive schemes.
